Solution overview
BlockDox is an award winning proptech focused data science company, based in London but working across the UK and internationally. Using IoT and artificial intelligence, the patented technology helps organisations who have large real estate portfolios manage and exceed their sustainability goals, reduce operational wastage, increase profitability and improve space utilisation. BlockDox works across multiple space types and is privacy compliant.
\ Buildings are the gas-guzzlers of the real-estate industry, wasting circa £100 Billion each year on inappropriate energy usage in the US alone. As a result, many organisations struggle with managing their energy costs and decrease their carbon emissions. Studies demonstrate that energy savings can be increased by up to 56% by combining real-time occupancy data with building management strategies.
By aggregating and interpreting data from spaces, people and services, BlockDox delivers multiple benefits. It gathers data from multiple sources including state-of-the-art sensors which reliably measure the overall health of a space: occupancy, energy consumption and indoor air quality levels (C02, temperature, humidity, particulates). The sensors used are easy to install but are hardware agnostic so if a building already has appropriate sensors installed, these do not need to be replaced.
The intelligent platform brings meaning to data as real-time, predictive and actionable insights visualised in a user-friendly dashboard and available via a data feed. Using advanced algorithms, it delivers the missing insights from multiple data streams to provide key context and facilitate efficient space management.
It aims to help organisations achieve savings of up to 20% on energy bills and decrease their carbon footprint. The solution focuses on identifying energy saving opportunities within physical spaces. With BlockDox, organisations can save on their energy bills, significantly decrease their carbon footprint and, most importantly, contribute to the fight against climate change. BlockDox’s Climate Impact has been independently validated and certified by Impact Forecast. In summary, every 5 years BlockDox can help clients save over 1 million tons of C02. That’s equivalent to:
- 16,100,650 trees (approximately the size of Guernsey in land mass or Barbados / Kuwait in forested area)
- 1,787,289 passengers flying London-New York (approximately half of all passengers who flew to JFK from London in 2019 or more than the total no of passengers that flew on Norwegian Air or BA to/from New York in 2017)
- 219,026 times driving a car around the world
- 744,376 EU households annual electricity (approximately the size of Latvia)
Cost benefit
The BlockDox solution includes a one-off mobilisation fee at project commencement followed by a licence fee for the data, analytics and insights. The mobilisation fee includes any hardware requirements, installation support, system calibration and account setup. Pricing is tiered according to the size of installed space, with a minimum contract term.
Overall energy savings are targeted at 15-20%, although this is highly building dependent.
Case study
BlockDox was installed in an 871,000 square meter London office building. After combining a variety of data points, BlockDox identified an annual energy saving opportunity of £1,145,000 equivalent to a saving of 1,950 tons of CO2 each year. BlockDox’s solution pointed to different findings, which helped determine suitable energy saving opportunities:
- 63% of energy consumption was used when occupancy was under 1.4% of capacity (~5 people per floor)
- 51% of energy consumption came from lighting and power alone
- 24% of the overall energy consumption occurred outside of working hours (7pm-5am)
In addition, additional savings from improved space utilisation of at least £183,057 were also discovered. The client will recoup their investment in 6-12 months from energy savings alone.
